Booking Conditions

Rental Price: the weekly rental prices are listed in US Dollars or GBP (sterling). If payment is agreed in an unlisted currency, the conversion rate will be notified by Classic Tuscan Homes at the time of booking.

Payment Terms: 30% of the total rental price upon booking with balance due 8 weeks (56 days) before arrival. Bookings made later than 8 weeks (56 days) before the holiday starts must be paid in full at the time of booking. Upon completion of payment, instructions will be given on how to reach the property. Classic Tuscan Homes will cancel the booking if the above terms are not complied with.

Property Reservation: upon your request to reserve a property we will send you the Booking Agreement to complete, and the property will be reserved in your name for the requested dates pending completion of the Booking Procedure.

Booking Procedure: when the signed Booking Agreement and the initial rental deposit have been received, Classic Tuscan Homes will confirm the booking in writing. The property cannot be held for longer than 15 days of your initial reservation request if the booking procedure has not been completed within that time.

Standard Rental Week: from Saturday afternoon to the following Saturday morning (unless agreed otherwise).

Included in weekly rental price: electricity, cooking gas, hot water consumption and 1 week’s supply of clean bed linen and towels.

Excluded from price: central heating and air-conditioning, telephone calls, firewood, electric fans and supplementary maid service.

Arrival and Departure: normal arrival time at the property is between 4pm and 7pm. Permission to arrive outside those hours will only be given in extreme circumstances. If your flight is delayed, or you are held up for other reasons, it is essential that you call to advise us. Departure from the property must not be later than 10am.

Number in party: the total number in the party must not exceed the accommodation capacity of the property. The owner or caretaker will order any extra person or persons to leave unless prior authorisation has been given.

Security Deposit: the security deposit (when required)) should be paid with the rental balance, or on arrival at the property (see price list). This is the owner's guarantee that any valuable furniture, objets d'art, books, paintings, decorations and general household furnishings and equipment will be treated with due care and respect. Nonetheless, accidents and breakages happen in the best of homes. Please advise the owner or caretaker of any damage, however small, at the end of your stay. The security deposit will be reimbursed within 15 days of departure after the caretaker or owner has deducted the cost of repairs or replacement for damage to the property or its contents that might occur during the stay. If the cost of repairs or replacement is greater than the security deposit, the excess amount will be invoiced to the client and the security deposit will not be reimbursed.

Camping: camping in the grounds of the property is strictly prohibited.

Pets: domestic animals must not be brought to the property under any circumstances.

Final Cleaning: clients are requested to leave the property tidy and in good order on their departure (fridge empty, garbage taken away, beds stripped, kitchen and bathrooms tidy). There is a final cleaning charge for each member of the party which must be paid in advance with the rental balance.

Complaints: all efforts are made by Classic Tuscan Homes to ensure that the property booked is in perfect condition and fully functional prior to the client's arrival. But should any of the domestic systems or appliances malfunction during the stay, repairs will be carried out as soon as possible. Classic Tuscan Homes does not accept liability for events beyond its control such as breakdowns, leaks, power cuts, water shortages, floods, storm damage, strikes or force majeure.

Cancellation by Client: cancellation of the booking must be notified to Classic Tuscan Homes in writing. If you cancel your booking up to 56 days (8 weeks) before the date of arrival on the property, the cancellation charge is 30% of the total rental price specified in the Booking Agreement. If your cancellation is made less than 56 days (8 weeks) from the date of arrival on the property, the charge is 100% of the total rental price specified in the Booking Agreement. Classic Tuscan Homes will not reduce or waive these terms in the event of circumstances beyond its control such as illness, injury or death, flight cancellations, war, civil uprisings, terrorist attacks, labor strikes, earthquakes, floods, drought, storm damage or force majeure.

Travel Insurance: Classic Tuscan Homes does not provide or promote travel insurance on behalf of its clients. Nevertheless we strongly advise you to make the necessary arrangements with a reliable insurance company* to cover all stages of the holiday including illness or injury, theft of personal belongings, flight or transport cancellations as well as cancellation of the rental booking itself.

* Although we have no commercial or financial interest, from the experience of some of our past clients one company that we can recommend in particular is AIG Travel Guard.

Cancellation by Classic Tuscan Homes: if, for reasons beyond our control, we are forced to cancel the booking , we will undertake to find a suitable alternative or give you a total refund of all monies paid to date.

These conditions are accepted by the client and all members of the rental party upon signature of the Booking Agreement.
